After 181 years, every project at Tejon Ranch still begins with the same guiding question: “Is this good for the land?” As a California treasure in remarkable condition, Tejon Ranch thrives not because it has been untouched but because it is working land — cared for with intention and guided by principles of good stewardship. These principles have inspired the creation of expansive conservation areas, comprehensive plant and animal species conservation plans, groundwater basins maintained in safe yield, and environmentally sensitive practices, including water conservation across ranching, farming, and real estate operations. This thoughtful approach is now shaping the development of our master-planned communities to address California’s housing crisis. These communities will incorporate state-of-the-art features such as clean energy and water conservation measures – reclaimed water for irrigation, stormwater capture systems, and drought-tolerant landscaping – comprehensive fire protection plans and significant GHG emission reduction measures.
Importantly, Tejon Ranch has voluntarily committed to developing only a small portion of its property, permanently preserving hundreds of square miles of majestic open land where abundant trees and vegetation store 3.3 million tons of carbon — equivalent to removing 2.5 million cars from the road for a year. While the vast majority of Tejon Ranch will remain wilderness and working ranch, where cowboys still herd cattle, and orchards and vineyards still yield their bounty, we have begun responsibly developing a small percentage of our land to benefit today’s Californians.
The four master-planned communities, including the Tejon Ranch Commerce Center, Mountain Village, Centennial, and Grapevine, will serve to address California’s dire housing crisis by providing for more than 35,000 homes and 35 million square feet of institutional, commercial, and industrial products. Terra Vista at Tejon marks the evolution of the Tejon Ranch Commerce Center into a true mixed-use master-planned community. As the first residential development for Tejon Ranch Company, it marks the next stage of a constant progression toward realizing the delivery of thousands of much-needed homes and new jobs that provide economic growth for California. Terra Vista at Tejon is the beginning of our execution of a visionary plan to create vibrant communities that combine modern, quality living with the natural beauty and rich heritage of Tejon Ranch.
