Official Rules

NO PURCHASE OR PAYMENT OF ANY KIND IS NECESSARY TO ENTER OR WIN THIS SWEEPSTAKES. PURCHASE OR PAYMENT WILL NOT INCREASE YOUR CHANCES OF WINNING. ODDS OF WINNING DEPEND ON THE NUMBER OF ENTRIES RECEIVED. VOID OUTSIDE CALIFORNIA AND WHERE PROHIBITED.

Please read these Official Rules carefully, as they contain important information about the rights and obligations, as well as limitations and exclusions that may apply, to take part in this Sweepstakes. By taking part, each participant agrees to abide by these Official Rules and the decisions of the Sponsor, which are final and binding in all matters relating to the Sweepstakes.

  1. Sweepstakes Description.Magic Touring Sweepstakes (the “Sweepstakes”) is Sponsored by Outlets at Tejon, 5701 Outlets at Tejon Pkwy, Arvin, CA 93203 (“Sponsor”). One drawing will occur as described herein.
  2. Sweepstakes Period. The Sweepstakes begins on June 25, 2026, at 12:00:00 a.m. Pacific Time and ends on July 31, 2026, at 11:59:59 p.m. Pacific Time (the “Sweepstakes Period”). Sponsor’s computer or designated timekeeping system is the official clock for the Sweepstakes. There will be four weekly random drawings during or shortly after the Sweepstakes Period, as described below.
  3. Eligibility. The Sweepstakes is open only to natural persons who, at the time of entry: (a) are legal residents of the State of California; (b) are at least eighteen (18) years of age;  (c) are not excluded under these Official Rules. Employees, officers, directors, members, managers, contractors, agents, representatives, and advertising or promotional agencies of Sponsor, and each of their respective parents, subsidiaries, affiliates, successors, assigns, and related entities, are not eligible to enter or win. Immediate family members and household members of such persons are also not eligible. For purposes of these Official Rules, “immediate family members” means spouse, domestic partner, parent, child, sibling, grandparent, or grandchild, whether biological, adopted, step, or in-law. “Household members” means persons who share the same residence, whether or not related.
  4. How to Enter. During the Sweepstakes Period, eligible entrants may enter by taking a physical, virtual, or self-guided tour, subject to these Official Rules and the applicable platform’s terms, conditions, and policies.

To enter, an eligible entrant must complete all of the following steps during the Sweepstakes Period:

  1. Email Sign-Up. Sign up to receive emails from Sponsor using the link provided in Sponsor’s social media bio or Sweepstakes post. Entrants must provide a valid email address and any other information reasonably required by the sign-up form. Entrants may unsubscribe from marketing emails at any time, but they must maintain a valid email address through the winner notification and prize fulfillment process.

Entries that have been generated by a script, macro, bot or any other automated means will be deemed void. Entries that are mechanically reproduced, copied, illegible, incomplete, or inaccurate and entries by any means which subvert the entry process are void. Any attempt to use fraudulent methods or identities to generate tagged referrals may void the Entrant’s entries and may result in disqualification, at the sole discretion of Sponsor. Incomplete entries or entries not following these Official Rules are subject to disqualification, at the Sponsor’s sole discretion. Entries become the property of the Sponsor and will not be acknowledged or returned. Sponsor’s decisions are final on all matters relating to this Sweepstakes

Entry Limit. Limit one (1) entry per person total during the Sweepstakes Period. Multiple entries by the same person, including entries using multiple accounts, aliases, email addresses, or automated means, may result in the disqualification of all entries associated with that person.

  • Drawings. Sponsor will conduct one random drawings from among eligible entries received and verified by Sponsor.
  • Because the Sweepstakes Period ends at 11:59:59 p.m. PT on July 31, 2026, the drawing may be conducted after the close of the Sweepstakes Period or on August 3, 2026, notwithstanding the stated July 31 drawing date.

Winners will be selected by random drawing. Odds of winning depend on the number of eligible entries received.

  • Prizes and Approximate Retail Value. One prize will be awarded.
    Prize consists of one $1000 Disneyland gift card. The approximate retail value (“ARV”) of prize is $1000.

Gift cards are subject to all terms, conditions, restrictions, and policies imposed by the issuer. Sponsor is not responsible for lost, stolen, damaged, delayed, expired, inaccessible, misdirected, or unusable gift cards except to the extent required by applicable law. Prize does not include travel, transportation, lodging, parking, meals, theme park tickets, reservations, taxes, fees, gratuities, merchandise, or any other expenses not expressly stated in these Official Rules.

No prize substitution, transfer, or cash redemption is permitted, except by Sponsor, which reserves the right to substitute a prize of equal or greater value if the advertised prize becomes unavailable for any reason. Any difference between the stated ARV and actual value will not be awarded.

Disney, Disneyland Resort, Disney Gift Card Services, Inc., Disney Enterprises, Inc., and their respective affiliates are not sponsors, endorsers, administrators, or prize providers of this Sweepstakes. All Disney-related names, trademarks, logos, and other intellectual property are the property of their respective owners.

  • Winner Notification and Verification.Potential winners will be notified by email and phone at the email address submitted during entry. Sponsor may use either or both methods of notification.

A potential winner must respond to Sponsor’s notification and claim the prize within ten (10) calendar days after Sponsor first sends the notification. If a potential winner does not respond within that period, cannot be contacted, is ineligible, fails to comply with these Official Rules, declines the prize, or fails to timely complete any required documentation, the potential winner may be disqualified and Sponsor may select an alternate potential winner by random drawing from among the remaining eligible entries. Before being confirmed as a winner, a potential winner may be required to provide proof of identity, age, California residency, email address, social media account ownership, eligibility, tax information, and/or completed and signed eligibility, liability, publicity, and tax documents, as determined by Sponsor in its sole discretion. A potential winner is not a winner unless and until Sponsor verifies eligibility and confirms the prize award. Sponsor is not responsible for notifications that are blocked, filtered, undeliverable, misdirected, ignored, sent to spam or junk folders, or otherwise not received for any reason.

  • Winner Announcement. Verified winners may be announced on Sponsor’s Instagram Stories and/or other Sponsor social media channels. By entering, each entrant consents, where lawful, to Sponsor’s use of the entrant’s name, social media handle, city of residence, likeness, submitted content, and prize information for purposes of administering, publicizing, and promoting the Sweepstakes, without additional compensation, notice, review, or approval. Sponsor may announce potential winners before final verification but is not required to do so. If a potential winner is later disqualified or fails to claim the prize, Sponsor may update, remove, or replace the announcement.
  • General Conditions. Sponsor reserves the right, in its sole discretion, to cancel, suspend, modify, or terminate the Sweepstakes, in whole or in part, if fraud, technical failures, platform changes, legal restrictions, unauthorized human intervention, or any other factor impairs the integrity, security, fairness, or proper operation of the Sweepstakes. If the Sweepstakes is canceled or terminated, Sponsor may, in its sole discretion, select winners from among eligible, non-suspect entries received before the cancellation or termination.

Sponsor reserves the right to disqualify any person who tampers with or attempts to tamper with the entry process, the operation of the Sweepstakes, Sponsor’s social media accounts, or any website or platform used in connection with the Sweepstakes; violates these Official Rules; acts in an unsportsmanlike, disruptive, abusive, fraudulent, or unlawful manner; or attempts to undermine the legitimate operation of the Sweepstakes.

Any attempt to deliberately damage any website, account, platform, or system, or to undermine the legitimate operation of the Sweepstakes, may violate criminal and civil laws. Sponsor reserves the right to seek damages and other remedies from any person responsible for such conduct to the fullest extent permitted by law.

  1. Release of Liability. By entering, each entrant agrees to release, discharge, indemnify, and hold harmless Sponsor, Facebook, Instagram, Meta Platforms, Inc., Disney, Disneyland Resort, Disney Gift Card Services, Inc., Disney Enterprises, Inc., and each of their respective parents, subsidiaries, affiliates, successors, assigns, advertising and promotion agencies, prize suppliers, and each of their respective officers, directors, members, managers, employees, contractors, representatives, and agents from and against any and all claims, liabilities, losses, damages, injuries, costs, and expenses arising out of or relating to the Sweepstakes or any prize, including but not limited to: (a) participation in the Sweepstakes; (b) acceptance, possession, use, misuse, loss, or inability to use any prize; (c) technical, network, platform, hardware, software, or communication failures; (d) unauthorized human intervention or fraud; (e) late, lost, incomplete, inaccurate, stolen, misdirected, undeliverable, blocked, deleted, inaccessible, or unverified entries or notifications; (f) changes to or unavailability of Facebook, Instagram, email, internet access, or any related platform or service; (g) any entrant’s violation of these Official Rules or applicable platform terms; and (h) any publicity or privacy claim arising from Sponsor’s use of information or content as permitted by these Official Rules.
  2. Limitation of Liability. As a strict condition of participating in the Sweepstakes, participant agrees: (a) to abide by these Official Rules and the decisions of Sponsor, which shall be final and legally binding in all respects; (b) to the use of their names and/or likenesses and/or biographical data by Sponsor and its designees for advertising, Sweepstakes and other purposes in any and all media now or hereafter known throughout the world In perpetuity from the conclusion of the Sweepstakes at discretion of Sponsor without compensation, permission or notification (except where prohibited by law); (c) THAT RELEASED PARTIES SHALL HAVE NO LIABILITY AND SHALL BE HELD HARMLESS FOR ANY DAMAGE, LOSS OR INJURY TO AN ENTRANT OR ANY THIRD PARTY RESULTING FROM PARTICIPATION IN THIS SWEEPSTAKES OR THE USE OR MISUSE OF ANY PRIZE. PRIZES ARE AWARDED “AS IS” WITHOUT ANY REPRESENTATIONS OR WARRANTIES EXCEPT FOR ANY “IN THE BOX” WARRANTY THAT MAY BE PROVIDED WITH A PRIZE; (d) UNDER NO CIRCUMSTANCES WILL ENTRANT BE PERMITTED TO OBTAIN AWARDS FOR, AND ENTRANT HEREBY WAIVES ALL RIGHTS TO CLAIM PUNITIVE, INCIDENTAL, CONSEQUENTIAL, OR ANY OTHER DAMAGES, OTHER THAN FOR ACTUAL OUT OF POCKET EXPENSES, IF ANY; (e) ALL CAUSES OF ACTION ARISING OUT OF OR CONNECTED WITH THIS SWEEPSTAKES, OR ANY COMPENSATION OR CREDIT TO BE PROVIDED, SHALL BE RESOLVED INDIVIDUALLY, WITHOUT RESORT TO ANY FORM OF CLASS ACTION; AND (f) ANY AND ALL CLAIMS, JUDGMENTS, AND AWARDS SHALL BE LIMITED TO ACTUAL OUT OF POCKET COSTS INCURRED, IF ANY, AND IN NO EVENT SHALL ENTRANT BE ENTITLED TO RECEIVE ATTORNEYS’ FEES OR OTHER LEGAL COSTS OR EXPENSES.
  3. Platform Terms. Participation in the Sweepstakes is subject to all applicable Facebook and Instagram terms, conditions, community standards, promotion guidelines, and platform policies. Sponsor is not responsible for any platform action that affects an entrant’s ability to participate, including account suspension, content removal, algorithmic limitations, message filtering, privacy settings, outages, or platform policy changes. If any entry method becomes unavailable, unlawful, or inconsistent with applicable platform policy, Sponsor may modify the entry method in a manner that preserves the fairness and integrity of the Sweepstakes.
  4. Privacy.Personal information collected from Participants in connection with the Sweepstakes will be subject to and may be used in accordance with the Privacy Policy posted on the website https://www.tejonoutlets.com/privacy-policy-terms-and-conditions/privacy-policy-terms-and-conditions.
  5. Governing Law. The Sweepstakes and these Official Rules are governed by and construed in accordance with the laws of the State of California, without regard to its conflict of law principles. Any disputes arising under or related to the Sweepstakes shall be resolved in the state or federal courts located in Kern County, California.
  6. Winner List and Official Rules. To request a copy of these Official Rules or the names of verified winners, send an email to [Terra Vista at Tejon Ranch Manager terravistatejoncm@greystar.com] with the subject line “July 2026 Sweepstakes Rules Request” or “July 2026 Sweepstakes Winners List Request,” as applicable. Requests for the winners list must be received within sixty (60) days after the end of the Sweepstakes Period.
  7. Severability. If any provision of these Official Rules is determined to be invalid, illegal, or unenforceable, the remaining provisions will remain in full force and effect to the fullest extent permitted by law.

One Month Free Rent Promotion

THIS PROMOTION DOES NOT CONSTITUTE AN OFFER OF TENANCY OR A GUARANTEE OF LEASE APPROVAL. THE LANDLORD RETAINS FULL DISCRETION IN APPROVING OR DENYING LEASE APPLICATIONS BASED ON STANDARD SCREENING CRITERIA. ALL APPLICATIONS WILL BE HANDLED PER OUR CRITERIA, AS WOULD BE THE CASE FOR ANY RESIDENT.

By participating in or accepting the incentives described this Promotion the tenant acknowledges and agrees to these Terms and Conditions.

Promotion Overview.This One Month Free Rent Promotion (“Promotion”) is offered by Terra Vista at Tejon (“Landlord”) to new tenants who meet the eligibility criteria and sign a lease agreement. Eligible tenants will receive a rent credit equal to one month’s rent, applied to their lease agreement under the terms outlined below. The Promotion is limited to the first fifty-seven (57) lease agreements or until the Promotion is terminated, whichever comes first.

Eligibility Requirements. To qualify for the Promotion, an applicant must:(a) submit a completed rental application and any required supporting documentation; (b) meet the property’s screening criteria in full, as determined by Landlord’s standard leasing policies; (c) provide a security deposit as required under the lease agreement; (d) sign a minimum 12-month lease for a residential unit at the property; and (e) pay any applicable move-in costs, including the first month’s rent, if required under the lease.

Terms. The free rent incentive will be applied to the first month of the lease term as a one-time credit. The free rent credit cannot be exchanged for cash, transferred, or combined with any other promotional offer. If the tenant terminates the lease early or is evicted, the value of the free rent credit may be forfeited or deducted from any refund due under the lease terms. The tenant remains responsible for all other rent payments and obligations under the lease agreement.

Limitations & Exclusions. This Promotion is only available to new tenants who have not previously signed a lease at the property. The Promotion does not apply to lease renewals, transfers, or subleases. If the tenant fails to meet any of the criteria listed in Article 2, above,, the free rent offer will not be honored. Once the participation cap of 57 leases is reached, the Promotion will no longer be available. If an applicant does not sign a lease agreement, they will not be eligible for the Promotion, and the Landlord is not liable for any damages, reliance interests, or other claims arising from the failure to finalize a lease agreement.

Lease Subject to Additional Terms. The lease agreement between the tenant and the Landlord shall govern all other rights and obligations between the parties. Any disputes related to this Promotion shall be resolved in accordance with the dispute resolution provisions of the lease agreement.

Modification and Termination. Landlord reserves the right to modify, suspend, or terminate this Promotion at any time without prior notice. Any modifications will not affect tenants who have already signed a qualifying lease before such modifications.

Privacy. Personal information collected from Participants in connection with the Promotion will be subject to and may be used in accordance with the Privacy Policy posted on the website at https://terravistatejon.com/privacy-policy/

Limitation of Liability. TO THE FULLEST EXTENT PERMITTED BY LAW, LANDLORD SHALL NOT BE LIABLE FOR ANY INDIRECT, INCIDENTAL, CONSEQUENTIAL, SPECIAL, OR PUNITIVE DAMAGES ARISING FROM OR RELATED TO THIS PROMOTION, INCLUDING BUT NOT LIMITED TO LOST OPPORTUNITIES, RELIANCE DAMAGES, OR LOST RENTAL OPPORTUNITIES. LANDLORD’S TOTAL LIABILITY UNDER THIS PROMOTION SHALL NOT EXCEED THE MONETARY VALUE OF THE RENT CREDIT PROVIDED UNDER THE PROMOTION.

Choice Of Law. These Terms and Conditions shall be governed by and construed in accordance with the laws of the State of California, without regard to its conflict of law principles. Any legal action or proceeding arising under this Promotion shall be brought exclusively in the courts located in Kern County, California.

Waiver of Claims Against Third Parties. Participants waive all claims against any third-party entities related to the Promotion, and the third parties have no liability or responsibility for any claims arising in connection with participation in the Promotion.

1. Program Overview
The Terra Vista at Tejon Referral Program (“Program”) offers a referral incentive to individuals who refer new residents to lease an apartment at Terra Vista at Tejon, located at 5657 Outlets at Tejon Pkwy, Arvin, CA 93203. The program is open to both current residents and members of the general public.

2. Eligibility
The referring party (“Referrer”) may be a current resident or a non-resident.
The referred party (“Referral”) must be a new prospective resident who has not previously contacted or toured Terra Vista at Tejon, submitted an application, or been entered into the leasing system.
Referral must be documented by the leasing team at the time of the Referral’s first contact with Terra Vista at Tejon, either by phone, email, or in-person tour. No retroactive referrals will be accepted.
Referral must mention the Referrer’s full name during their first inquiry or at the time of their initial in-person tour.

3. Referral Reward
A successful referral results in a one-time reward of $500 per qualifying lease:Current residents will receive a $500 rent credit applied to their account.
•Non-residents will receive a $500 Visa Gift Card.
•Referrers may submit unlimited referrals.
•Only one reward will be granted per leased apartment unit. In the case of multiple referrals for the same applicant(s), only the first documented Referrer will receive the reward.

4. Lease Requirements
The referred party must sign a minimum 6-month lease at Terra Vista at Tejon.
The lease must be signed and fully executed by December 31, 2025.
The referred party must take occupancy (move in) before the referral reward is processed.

5. Reward Fulfillment
Rewards will be issued after the referred resident has taken occupancy and completed the required lease signing.
Rent credits will be applied within 30 days of move-in.
Visa gift cards will be mailed or made available for pickup at the leasing office within 30 days of move-in.
Referrer is responsible for providing all required information to receive their reward. Terra Vista at Tejon is not responsible for lost or misdirected gift cards.

6. Limitations and Disclaimers
Referral program incentives may be considered taxable income. It is the responsibility of the Referrer to consult with a tax professional if needed.
This offer cannot be combined with other referral promotions unless explicitly stated in writing by Terra Vista at Tejon.
Terra Vista at Tejon reserves the right to verify the identity of all parties and the validity of any referral submitted.
Program rules are subject to change or cancellation at any time without prior notice.
All decisions regarding eligibility, interpretation of these rules, and reward issuance are at the sole discretion of Terra Vista at Tejon management and are final.

By participating in this Promotion or accepting the described incentive, participants acknowledge and agree to these Terms and Conditions.

Promotion Overview.
The $100 Amazon Gift Card Promotion (“Promotion”) is offered by Terra Vista at Tejon (“Landlord”) to prospective tenants who (a) tour the property and (b) submit a completed lease application on the same calendar day as their first-ever tour of the property. Qualified applicants will receive one (1) $100 Amazon gift card, subject to the terms outlined below. The Promotion is subject to availability and may be modified or terminated at any time.

Eligibility Requirements.
To qualify for the Promotion, a participant must:
(a) be at least 18 years of age at the time of the tour;
(b) complete their first-ever in-person tour of the property;
(c) submit a rental application on the same calendar day as their first tour; and
(d) meet all other standard leasing criteria if their application proceeds to lease execution.
This Promotion is available regardless of state of residency and is open to all eligible applicants physically present to complete the tour. Multiple tours are permitted; however, the Promotion is valid only in connection with an applicant’s first tour of the property.

Incentive Details.
Qualified applicants will receive a $100 Amazon gift card after management verifies the application was submitted on the same day as the first tour. Gift cards will be distributed at the residents’ move-in day in their move-in welcome package. Only one (1) gift card will be issued per household or lease application, regardless of the number of applicants or tours.

Limitations & Exclusions.
This Promotion may not be combined with other promotional offers unless expressly stated by the Landlord. Individuals who previously toured Terra Vista at Tejon prior to the promotion period are not eligible to receive the gift card. Gift cards are not redeemable for cash, non-transferable, and may not be substituted or replaced if lost or stolen.

Modification and Termination.
Landlord reserves the right to modify, suspend, or terminate this Promotion at any time without prior notice. Changes will not affect applicants who have already met the eligibility criteria prior to such modifications.

Privacy.
Personal information collected as part of this Promotion will be used in accordance with the Privacy Policy found at https://terravistatejon.com/privacy-policy.

Limitation of Liability.
TO THE FULLEST EXTENT PERMITTED BY LAW, LANDLORD SHALL NOT BE LIABLE FOR ANY INDIRECT, INCIDENTAL, CONSEQUENTIAL, SPECIAL, OR PUNITIVE DAMAGES ARISING FROM OR RELATED TO THIS PROMOTION. LANDLORD’S TOTAL LIABILITY UNDER THIS PROMOTION SHALL NOT EXCEED THE MONETARY VALUE OF THE AMAZON GIFT CARD PROVIDED.
