One Month Free Rent Promotion

THIS PROMOTION DOES NOT CONSTITUTE AN OFFER OF TENANCY OR A GUARANTEE OF LEASE APPROVAL. THE LANDLORD RETAINS FULL DISCRETION IN APPROVING OR DENYING LEASE APPLICATIONS BASED ON STANDARD SCREENING CRITERIA. ALL APPLICATIONS WILL BE HANDLED PER OUR CRITERIA, AS WOULD BE THE CASE FOR ANY RESIDENT.

By participating in or accepting the incentives described this Promotion the tenant acknowledges and agrees to these Terms and Conditions.

Promotion Overview.This One Month Free Rent Promotion (“Promotion”) is offered by Terra Vista at Tejon (“Landlord”) to new tenants who meet the eligibility criteria and sign a lease agreement. Eligible tenants will receive a rent credit equal to one month’s rent, applied to their lease agreement under the terms outlined below. The Promotion is limited to the first fifty-seven (57) lease agreements or until the Promotion is terminated, whichever comes first.

Eligibility Requirements. To qualify for the Promotion, an applicant must:(a) submit a completed rental application and any required supporting documentation; (b) meet the property’s screening criteria in full, as determined by Landlord’s standard leasing policies; (c) provide a security deposit as required under the lease agreement; (d) sign a minimum 12-month lease for a residential unit at the property; and (e) pay any applicable move-in costs, including the first month’s rent, if required under the lease.

Terms. The free rent incentive will be applied to the first month of the lease term as a one-time credit. The free rent credit cannot be exchanged for cash, transferred, or combined with any other promotional offer. If the tenant terminates the lease early or is evicted, the value of the free rent credit may be forfeited or deducted from any refund due under the lease terms. The tenant remains responsible for all other rent payments and obligations under the lease agreement.

Limitations & Exclusions. This Promotion is only available to new tenants who have not previously signed a lease at the property. The Promotion does not apply to lease renewals, transfers, or subleases. If the tenant fails to meet any of the criteria listed in Article 2, above,, the free rent offer will not be honored. Once the participation cap of 57 leases is reached, the Promotion will no longer be available. If an applicant does not sign a lease agreement, they will not be eligible for the Promotion, and the Landlord is not liable for any damages, reliance interests, or other claims arising from the failure to finalize a lease agreement.

Lease Subject to Additional Terms. The lease agreement between the tenant and the Landlord shall govern all other rights and obligations between the parties. Any disputes related to this Promotion shall be resolved in accordance with the dispute resolution provisions of the lease agreement.

Modification and Termination. Landlord reserves the right to modify, suspend, or terminate this Promotion at any time without prior notice. Any modifications will not affect tenants who have already signed a qualifying lease before such modifications.

Privacy. Personal information collected from Participants in connection with the Promotion will be subject to and may be used in accordance with the Privacy Policy posted on the website at https://terravistatejon.com/privacy-policy/

Limitation of Liability. TO THE FULLEST EXTENT PERMITTED BY LAW, LANDLORD SHALL NOT BE LIABLE FOR ANY INDIRECT, INCIDENTAL, CONSEQUENTIAL, SPECIAL, OR PUNITIVE DAMAGES ARISING FROM OR RELATED TO THIS PROMOTION, INCLUDING BUT NOT LIMITED TO LOST OPPORTUNITIES, RELIANCE DAMAGES, OR LOST RENTAL OPPORTUNITIES. LANDLORD’S TOTAL LIABILITY UNDER THIS PROMOTION SHALL NOT EXCEED THE MONETARY VALUE OF THE RENT CREDIT PROVIDED UNDER THE PROMOTION.

Choice Of Law. These Terms and Conditions shall be governed by and construed in accordance with the laws of the State of California, without regard to its conflict of law principles. Any legal action or proceeding arising under this Promotion shall be brought exclusively in the courts located in Kern County, California.

Waiver of Claims Against Third Parties. Participants waive all claims against any third-party entities related to the Promotion, and the third parties have no liability or responsibility for any claims arising in connection with participation in the Promotion.

1. Program Overview
The Terra Vista at Tejon Referral Program (“Program”) offers a referral incentive to individuals who refer new residents to lease an apartment at Terra Vista at Tejon, located at 5657 Outlets at Tejon Pkwy, Arvin, CA 93203. The program is open to both current residents and members of the general public.

2. Eligibility
The referring party (“Referrer”) may be a current resident or a non-resident.
The referred party (“Referral”) must be a new prospective resident who has not previously contacted or toured Terra Vista at Tejon, submitted an application, or been entered into the leasing system.
Referral must be documented by the leasing team at the time of the Referral’s first contact with Terra Vista at Tejon, either by phone, email, or in-person tour. No retroactive referrals will be accepted.
Referral must mention the Referrer’s full name during their first inquiry or at the time of their initial in-person tour.

3. Referral Reward
A successful referral results in a one-time reward of $500 per qualifying lease:Current residents will receive a $500 rent credit applied to their account.
Non-residents will receive a $500 Visa Gift Card.
•Referrers may submit unlimited referrals.
•Only one reward will be granted per leased apartment unit. In the case of multiple referrals for the same applicant(s), only the first documented Referrer will receive the reward.

4. Lease Requirements
The referred party must sign a minimum 6-month lease at Terra Vista at Tejon.
The lease must be signed and fully executed by December 31, 2025.
The referred party must take occupancy (move in) before the referral reward is processed.

5. Reward Fulfillment
Rewards will be issued after the referred resident has taken occupancy and completed the required lease signing.
Rent credits will be applied within 30 days of move-in.
Visa gift cards will be mailed or made available for pickup at the leasing office within 30 days of move-in.
Referrer is responsible for providing all required information to receive their reward. Terra Vista at Tejon is not responsible for lost or misdirected gift cards.

6. Limitations and Disclaimers
Referral program incentives may be considered taxable income. It is the responsibility of the Referrer to consult with a tax professional if needed.
This offer cannot be combined with other referral promotions unless explicitly stated in writing by Terra Vista at Tejon.
Terra Vista at Tejon reserves the right to verify the identity of all parties and the validity of any referral submitted.
Program rules are subject to change or cancellation at any time without prior notice.
All decisions regarding eligibility, interpretation of these rules, and reward issuance are at the sole discretion of Terra Vista at Tejon management and are final.
